Your contract is a useful marketing tool for selling your property. It can help you anticipate and answer potential questions from interested buyers.
When you engage Omega Legal, we will prepare a contract within a couple of days while we wait for the prescribed government documents to complete your contract.
Check if you or your property manager already have the following key documents to speed up the contract preparation process.
A current tenancy agreement if the sale is subject to an existing tenancy
If you would like the sale of your property to be subject to an existing tenancy, your property manager can send the tenancy agreement to us.
A current certificate of compliance if you have a swimming pool
Speak first with your property manager if your property is being tenanted. Alternatively you can find out how to obtain a compliance certificate for your swimming pool at www.swimmingpoolregister.nsw.gov.au.
Documents and insurance certificates for building works in the last seven years
Your builder would have provided you with the relevant documents for any building works on your property. If you are unsure about what documents are required, speak to us first.
Recent government authority notices regarding access or building structure
If your local council has sent you any notices that are not council rates related, provide them to us so that we can assess their relevance for the sale.
